What a pre-monsoon check should include

- Check that floor drains and outlet covers are clear and water flows towards them.
- Check upstands and junctions where walls, parapets and pipes meet the slab.
- Get the waterproofing layer assessed if it has seen many monsoons.

After the Monsoon: Repair and Assess
The monsoon is also the most honest inspection a building gets. By the end of the season, most weak points have announced themselves somewhere - as stains, dampness, peeling paint or water marks.

Note where stains appeared and how they behaved during rain. This record is gold for anyone diagnosing the leak, because it points towards the source. A photo of each stain and the date it appeared helps link it to rain events.
What to fix after the season
- Get leaks checked and their sources traced while the evidence is still fresh.
- Repair cracks and reseal joints as soon as surfaces dry out.
- Redo damaged waterproofing areas before the next season amplifies them.
- Clean and service drains that crumbled or clogged during high rain.
Doing this work in the dry spell after the monsoon gives the repairs a full dry period to cure before the next rains test them.
Which One Do You Need?
The honest answer for most buildings is some of both:
- No visible issues? A pre-monsoon inspection and small preventive repairs may be all you need.
- Visible damp or stains? Treat the cause quickly. Waiting lets water do more damage to the slab and the interior.
- Old waterproofing, no complaints yet? A professional assessment of the remaining life of the layer helps you decide whether to plan a redo before a leak happens.
Treatment Works in Dry Weather - Diagnosis Can Happen in Any
A useful nuance: diagnosis can happen even during or right after rain, since that is when leaks are easiest to spot. Treatment, however, should wait for dry conditions so it cures properly. If the monsoon is already underway, note the symptoms during the season and schedule the actual waterproofing work as soon as the weather allows.
